Are Tarrant County homes
being appraised equally?

TAD’s own data says they are not.

The Texas Constitution requires taxation to be equal and uniform.
But TAD’s August 2026 data shows appraisals as:

Homes Under $200K

106%

of market value

Homes Over $1M

71%

of market value

In plain English

Lower-value homes are being appraised at a higher percentage of their market value than higher-value homes. That’s a significant difference in appraisal outcomes.

What should a fair appraisal system look like?

A taxpayer-focused appraisal system should be:

Accurate

Property values should reflect reliable, current market information.

Equal and uniform

Taxpayers should be treated consistently under the law.

Transparent

Property owners should be able to understand how their values are determined and how major policies are made.

Accessible

Taxpayers should be able to get help navigating the appraisal and protest process.

Open to public input

Residents should have meaningful opportunities to review proposed policies, ask questions and provide public comment before important decisions are made.

Bilingual and accessible

Taxpayer information and assistance should be available in English and Spanish, so language is not a barrier.

The bottom line

TAD’s decisions affect more than numbers on an appraisal notice.

They affect:

  • Homeowners
  • Businesses
  • Local governments
  • School districts
  • JPS
  • Water district

The central question is whether Tarrant County’s appraisal system is producing accurate, equal, uniform and transparent results.
